Private Housekeeping in St John's Wood
St John's Wood was London's first villa suburb, laid out from the 1820s with detached and semi-detached houses on their own plots at a time when the rest of the capital was still building terraces. Two centuries on, that is still what sets it apart — and what sets the work apart.
Where we work in St John's Wood
Our St John's Wood round runs from Hamilton Terrace and Carlton Hill in the west, through Clifton Hill, Loudoun Road and Abbey Road, to Grove End Road and Cavendish Avenue in the east.
We work the Avenue Road houses and the streets off Acacia Road and Queen's Grove, and the mansion blocks along Wellington Road and St John's Wood Road. Melina Place and the smaller villa streets behind the High Street are regular ground. The round stops at Regent's Park on one side and runs up toward Maida Vale on the other.
What we are cleaning
The villa stock is the reason to come here, and the reason the work is different.
The original 1820s to 1840s houses — Hamilton Terrace, Clifton Hill, Melina Place — are stuccoed, detached or paired, and sit behind front gardens with their own gates. They are wide rather than tall, which changes the shape of a visit entirely: fewer stairs, more rooms per floor, and a garden door on the ground floor in constant use.
The later stock is larger again. Avenue Road and the streets around it hold substantial detached houses, many rebuilt or heavily extended, frequently with pools, cinema rooms and basement levels that did not exist twenty years ago.
The third strand is the mansion blocks near Lord's and along Wellington Road — 1930s, well built, portered, conventional to clean.
Across all three, the practical difference from our Central London rounds is simple: more rooms, more people in them, and more coming in from outside. We plan these visits around the household rather than the floor plan.
Access, parking and keys
St John's Wood is in Westminster but outside the Congestion Charge zone — the boundary runs along Marylebone Road, well to the south, and the whole of NW8 lies beyond it. It is inside the ULEZ, like all of Greater London.
Westminster's controlled parking applies Monday to Saturday, 8:30am to 6:30pm, and the borough operates no visitor permit scheme. In practice that matters less here than anywhere else on our books: a large share of St John's Wood houses have off-street parking, and the residential streets are quieter than any of our Central London rounds.
What does need planning is the household itself. Where there are children at home, pets, or daily staff already in the house, we agree the order of rooms and the hours in advance and keep to them. Families notice disruption more than they notice dust.
